March 2025 Big Bear Real Estate Stats

Well, we got a little April Fool’s Day surprise of about 2 inches of fresh snow overnight, with more possibly on the way.  Not sure if this will extend the closing dates of the resorts at all, which are currently scheduled for April 13^th for Snow Summit and April 20^th (or later) for Bear Mtn.  There were a total of only 50 single family residences sold in the Big Bear MLS last month; but prices held steady.  The average $/sqft for the one Lakefront property appears lower, but in the agent remarks, it states that the buyer paid $300K outside of escrow for the furnishings, boat dock, etc.; so when added in, that puts it at closer to $600/sqft.  Inventory-wise, we are up to 385 active listings and that is expected to increase as soon as the slopes close (as per usual).
