June 2025 Big Bear Real Estate Stats & Happy Independence Day!!

Hi folks!

Below are last month’s Big Bear Real Estate stats for single family residences.  We have definitely noticed an uptick in activity within just the last couple of weeks, but those numbers won’t be reflected until the July and August stats, of course.  Now, if they could just get the FED to lower interest rates, I think we would be off to the races again!  We also saw a pretty significant drop in the DOM (Days on Market) category for last month in all areas that we track, except for Fox Farm.  Keep in mind that DOM only tracks properties that actually sold and not those still on the market, so it shows that properties which are priced appropriately (and not trying to get what they would have sold for in 2022) are selling pretty quickly.  Likewise, BBL-general showed a month-over-month drop in Avg. $/sqft, but that’s because there was a relatively low number of sales and several large homes (which always sell for lower $/sqft).  As of today, we are currently at 557 active listings in the Big Bear MLS, so buyers have more choices than they have had in the last 5 years!!
