August 2025 Big Bear Real Estate Stats/Oktoberfest Opening Weekend!

We hope everyone had a great unofficial last weekend of summer! Weather was perfect for Labor Day weekend up here in Big Bear, but it’s starting to feel like fall already today. The whole week is forecast for the upper 60’s/low 70’s and “Oktoberfest” already opens this Saturday!  Besides temperatures, the inventory has dropped a bit, as well (as it usually does at this time of year). As of today, we are at 532 active single-family residences in the Big Bear MLS. This should be expected to continue to drop throughout the fall and winter and usually bottom out in March, when the slopes are getting ready to close for the season. Here are last month’s stats for single-family residences.  I would like to point out that the one “LakeFront” that sold was listed as a LakeFront in the MLS, because it did have dock rights across the street, but it was not an actual LakeFront (where the property is  right on the water); so that’s why the dollar per square foot was so low. This is similar to many of the “Lakefronts” on North Shore in Fawnskin, where you have to cross the highway to get to your boat dock.
