November 2012 Big Bear Real Estate “Sold” and “Pending/Back-up” lists
Hi folks,
Below are the lists of “sold” and “pending/back-up” properties for the month of November. As you can see, the number of “solds” is holding very strong, even with the holiday at the end of last month. I’ve also included the latest Trulia stats for the Big Bear Lake resort area (92315) which shows another 4.8% year-over-year increase in median sales price and an 8.7% increase in avg. $/sqft! As you can also see, our number of sales is back to where we were at the peak of the market in 2006 (our market last peaked price-wise in the end of 2006 and sales-wise in the end of 2005). If you look at the more outlying areas of Big Bear City (92314) and Sugarloaf (92386), where the prices dropped more from the peak than they did in the resort area, the numbers are even higher, with increases in median sales price of 13.8% and 8.0%, respectively!
