Well, we made it through another holiday season and our little mountain town is re-stocking the shelves and getting back to normal after the millions of visitors over the last few weeks.   We should be all set for a whole new group of visitors this weekend (and even more for MLK weekend next week)!

Below are the monthly lists of “sold” and “Pending/back-up” properties.  The holidays didn’t slow the sales much; and as of today, our inventory of single family homes and cabins is down to only 366 in the entire valley (and only 146 in Big Bear Lake)!  This typically means we will continue to see price increases, especially in the more desirable areas.

Here’s the latest quarterly info from Trulia.  Looking at both median sales price and average $/sqft, prices in Big Bear Lake have returned back to where they were around the middle of 2004.  Because of the way that Trulia lumps all properties together, the “spikes” that can be seen (such as in the middle of this year) are usually caused by more lakefronts selling than usual (which typically sell at around $400-600/sqft).
