First, we’re always getting calls from people who are looking on secondary and tertiary websites such as Zillow, Trulia, etc. and finding properties with outdated prices or statuses (we get calls about properties that sold a year ago). The reason for this is that these websites buy their data from someone that bought their data from the MLS where the data was originally inputted. That’s why the actual MLS is ALWAYS going to be the most current source of up-to-date information, The MLS is where the listing agent actually enters the data and makes any changes; and sometimes it can take months for those changes to trickle their way down to Trulia, etc. Also, these websites (especially Zillow) don’t seem to know the difference between “active” and “active contingent”; so they continue to show short sale properties as “active” for months after an offer has been submitted to the bank. While websites like Trulia are horrible for up-to-date information on specific properties, they can be very good sources of information on market trends.
