September 2019 Big Bear Real Estate Stats

As of this morning, we are down to 535 active single family residence listings in the Big Bear MLS.  That is down about 10% from our annual peak in August already!  There are also another 156 currently in escrow.  As you can see from the table below, there were quite a few closings in September and further increases in $/sqft almost across the board, but most significantly in the Big Bear City and Moonridge areas.

August 2019 Big Bear Real Estate Stats

Below are last month’s Big Bear Real Estate Single Family residence statistics.  The last full month of summer saw relatively large increases in avg. $/sqft in several areas, but especially in Big Bear Lake.  We also saw increases in the Sales price to List price ratio and decreases in Days on Market (except with Lakefronts, which always take longer to sell).

July 2019 Big Bear Real Estate Stats

Below are the last month’s Big Bear real estate single-family residence statistics. The number of sales remained high through the month of July.  The number of sales in Moonridge has been surprisingly high for the summer season.  As usually happens at the time of year, the inventory seems to have peaked at about 590 properties.

June 2019 Big Bear Real Estate Stats/Inventory

Below are last month’s Big Bear Real estate stats for single-family residences.  Sales have been very strong so far this summer, and as always happens this time of year, the inventory has climbed to 585 single-family residences currently on the market in the Big Bear MLS.  This number usually peaks around the second week of August and then starts going back down from there; so if history serves, we have about 2-3 weeks left of peak inventory before it starts going back down again.

May 2019 Big Bear Real Estate Stats/New Listings!!

With the official beginning of summer this week, the weather is beautiful up here in Big Bear with highs in the 70’s and awesome conditions on the Lake (up almost 9.5ft from last winter)!!  Below are last month’s Big Bear real Estate stats.  As always happens this time of year, the inventory has climbed considerably since winter (up to a little over 530 condos and single-family residences) and prices continue to climb, as well, with the average sale up to $289,910 in Big Bear City and $432,945 in Big Bear Lake (not including Lakefronts)!!

April 2019 Big Bear Real Estate Stats

Here are last month’s single-family residence Big Bear real estate stats.  There were fairly large increases in $/sqft for Big Bear City, Big Bear Lake, Moonridge, and Sugarloaf. The lake level also continues to rise and as of this past Monday, we were only 9.33ft from full.  That’s a gain of over 9ft already for the season, as the creeks continue to flow!  It also puts us almost at the lower limit of the target range for the water reclamation project, so we are off to a great start there!

March 2019 Big Bear Real Estate Stats

Below are the Big Bear MLS single-family residence stats for the month of March.  It’s that wonderful time of year when both the slopes and the Lake are open, so it’s a great time to visit!  The Lake is up almost another foot and a half since our last email.  Even though the creeks are still running fast and hard, the Lake level (as measured at the dam) won’t change as quickly because the more shallow areas are filling in now and it takes more water to go “up and out” rather than just “up”.

January and February 2019 Big Bear Real Estate Stats/Snow is Falling Again!!

Sorry it’s been a while, but we were in Hawaii at this time last month doing some work on our rental properties out there. Btw, we are planning on selling one of our Kona condos (studio) to buy a little larger unit, so if you know anyone looking for a good cash-flow condo in an oceanfront complex, just let us know!  Turned out it was a good time to go, as Big Bear has already received more than 15 inches of rain this season and almost 6ft of snow (and it’s snowing right now as I type this)!!  The good news is that the local resorts, vacation rentals, stores, restaurants, etc. are having a great year and the even better news is that the Lake is almost up 7ft already from the beginning of the season!!  The creeks/tributary streams are flowing heavily into the Lake and with more snow falling (and more on the way), we should be up about 10ft by the beginning of Summer!  This would put us already around the point that the Water Reclamation project was shooting for, so it should make their job much easier to maintain from here on out.  This means that some of the shallow-water lakefronts (that had no water the last couple of years) will be able to put their docks back out! In fact, the shallow-water lakefront across the street from us just sold, with multiple offers, after years of having been on the market!  If you’ve been thinking about a Lakefront, now may definitely be the time to pull the trigger, if you can find one!! As of this morning, we are down to only 347 single-family residences on the market in the Big Bear MLS.

Since we didn’t do a stats email last month, I thought I would just combine Jan. and Feb. into one chart to give a YTD snapshot of prices so far:

December 2018 Big Bear Real Estate Stats

Happy New Year!!   With the two weeks around Christmas and New Year’s coming to an end, our “sleepy little town” is looking forward to a little break in the action before the next weekend rolls around.  We haven’t seen the final numbers yet, but for those of us who have lived up here for a significant amount of time can tell you, it was the busiest Christmas season we can remember!  I think there were several things that contributed to that:  a good economy, some  well-timed snows (including one early Christmas morning that brought us a beautiful White Christmas), and all the improvements and season passes brought about by Aspen/KSL (the new owners of our local resorts).  As of this morning, our single-family residence inventory in the Big Bear MLS is down to only 412 cabins (about 75% of where it was at the peak last Summer) and continuing to fall. Below are the statistics for the month of December. The total number of sales was a little lower last month, but that is very common for December, as many sellers want to keep a last couple of days at “ultra-prime” rent and many closings get pushed into January because of the holidays and lender/escrow offices being closed.

November 2018 Big Bear Real Estate Stats/The Snow is Falling!!

Hi folks!
Here are last month’s Big Bear Real Estate statistics.  As of this morning, the inventory has dropped to 447 single-family residences in the Big Bear MLS, along with a handful of condos.  If you click on the link for the MLS, you’ll see that we switched our idx providers to a more user-friendly search that can be selected as either map-based or list-based.  If you have used the MLS search before, it may ask you to register again, but we think you’ll really like the new format.  Feel free to pass along any feedback that you may have o the new search format.  As you can see from the chart below, November was pretty busy for closings, especially for a short holiday month, with many buyers trying to close in time to enjoy the holidays at the cabin and/or get them rented for the profitable winter rental season.  As we often mention, buyers’ attention has already started to turn away from the Lake and towards the slopes, with increased sales in Moonridge.  As property values in the Big Bear Lake area continue to increase, the number of sales also continues to increase in the relatively more affordable areas of Big Bear City and Sugarloaf, which are still great areas for second homes, but not as ideal for vacation rentals.

We got about 6 inches of snow at resort level last week and the first wave of the current storm is dropping snow right now.  This storm is supposed to linger through Friday morning, with another storm on the horizon for mid next week already, so it’s looking like it should be a White Christmas, if current trends continue!  Here’s a link to download this week’s edition of “Live it.
