Hi folks,

Below are the lists of “sold” and “pending/back-up” properties for the month of April.  Following the usual trend, the number of sales tends to drop a bit after the slopes close until kids get out of school in mid-June, when the market really starts picking back up for summer.  Accordingly, the inventory has risen a bit to 468 SFR’s, as of this morning.  That means it’s currently a good time to buy (lower demand and higher inventory)!

Below is a graph from Trulia showing the average $/sqft in Big Bear Lake going back to the year 2000.  As you can see, prices continue to steadily rise, but we still have a ways to go to reach the peak from 2006.
