April 2015 “Sold” and “Pending/Back-up” Lists/Trulia Market Trends for Q1 2015
Here are the Q1 sales stats from Trulia for Big Bear Lake. As you can see, prices continue to increase (median sales price up 12.8% over last year) and the average $/sqft is up 7.1% over last year (considerably more for smaller cabins). As we’ve discussed in the past, it’s a little easier to visualize the trends by looking at the average $/sqft graph because it tends to be a smoother curve than the one for median sales price. As we’ve also said in the past, this time of year usually has the highest inventory (sellers testing the waters right after the ski resorts close) with the lowest demand (slopes are closed and kids aren’t out of school for the Summer yet). So, if you look at the median sales price graph over the last 15 years, the lowest prices of the year are usually found right about now until June 15th, making it the best time of year to buy! Over-all, the median sales price is up 48.3% over the last 5 years; but with the improvements coming from Mammoth and the Rathbun Creek project, there should still be plenty of room left for appreciation, as noted in the article below from “Curbed Los Angeles”:
I’ve also included a link to the Big Bear City stats at bottom. The increases in that area are even more dramatic (as prices rise in the resort area increase, more buyers are drawn to the more out-lying areas, which results in additional price gains). In Big Bear City, the median sales price was up 30.8% and the average $/sqft was up 11.3% over last year!

The average listing price for Big Bear Lake homes for sale on Trulia was $541,631 for the week ending Apr 15, which represents a decline of 1.6%, or $8,886, compared to the prior week and a decline of 5.5%, or $31,572, compared to the week ending Mar 25. Average price per square foot for Big Bear Lake CA was $240, an increase of 7.1% compared to the same period last year.
