July 2014 Big Bear Real Estate “Sold” and “Pending/Back-up” Properties/Trulia Stats

Hi folks!
Below are last month’s lists of Big Bear Real Estate “Sold” and “Pending/Back-up” Properties.  As you can see, the numbers are up significantly, with a total of over 300 properties either sold or in escrow in the last month!  This includes the last lakefront lot that was available for sale in Big Bear Lake (although there are a few left on the Fawnskin-side of the Lake), which sold for $830K.

Here are the average $/sqft stats from Trulia for both Big Bear Lake (92315) and Big Bear City (92314).  Both are up double-digits from last year (27% in Big Bear Lake and 22% in Big Bear City).  This continues the trend of buyers paying more for smaller and smaller homes to try to stick to their budgets.  As you can see, the trend lines are up significantly for both since 2012; but the curve is smoother for Big Bear City because you don’t have the very large range of properties there that you see in Big Bear Lake (from studio cabins to multi-million-dollar lakefronts).
