It was a crazy Labor Day weekend up here. With all the people, it felt like 4th of July on steroids! Everyone was enjoying squeezing the last few drops of summer out of the season; and the Lake (and open houses) were packed! Below are last month’s lists of “sold” and “pending/back-up” properties (they recently changed “contingent” and “active/contingent” to “back-up offers only” to describe them better). There were 127 that sold (that’s the most that I can remember since we started tracking!) and another 255 in escrow (pending) or back-up only status. Given all the action this weekend, I’m sure there will be at least a couple dozen more properties in escrow within the next few days; but as of this morning, there are only 548 active single family residence listings left in our MLS! That’s the lowest that I can remember in the last 5 years; and as one escrow officer said recently, she hasn’t seen activity like this since 2005. Of those 548, only 261 are in the Big Bear Lake (92315) zip code and only 9 of those are bank-owned – that’s less than 3.5%! There are still some great deals out there, but with inventory going down and prices inching up, chances are very good that they won’t last long!

Finally, below are some pics that our tenant from our Big Bear City house sent us from last week. They had told us that something had been foraging around in their backyard a few times over the last couple of weeks, but they finally caught the little guy in the act early one morning. They obviously took the pics through the window, just in case Momma was around:
