Big Bear Lake Real Estate Inventory/Prices

Recently, it has been harder and harder to find great deals like we were seeing two years ago (or even last year), so I decided to look a little deeper into what the inventory was doing in the Big Bear Lake zip code (92315), which encompasses both ski resorts and the southern edge of the lake (main resort area).   As of today, there are less than 400 single-family residences for sale in the Big Bear MLS in the 92315 zip code.   Of the 394 that are for sale, only 14 are bank-owned (3.55%).   This helps to explain why there is so much competition for the bank-owned properties on the market and why they regularly sell above asking price.   The good news is that there are 380 other properties on the market and many of them have considerable equity and much more flexibility in price than bank-owned properties, which are stuck to fairly stringent price schedules.   Below is the break-down in the number of properties for sale and prices ranging from lowest to highest.
